MODULAR CONSTRUCTION
Empire works with multifamily housing developers in two ways:
As the General Contractor, Empire handles all infrastructure (such as roads, utilities and building sites), sets modules and completes construction.
As a “Super Sub” or vendor, Empire provides the completed modular structure finished 5’ out from the building. This allows developers with in-house construction crews the opportunity to complete the infrastructure while Empire maintains quality control and warranty of the modular structure.

Empire is familiar with Low Income Housing Tax Credits and new construction LIHTC projects using modular construction.
Because of this knowledge and experience, Empire can offer developers a unique package that includes presenting modular construction projects to syndicators who are looking specifically for modular projects, site work and modular construction

What is modular construction?
Modular construction is the process of assembling a building on-site from individual modules built in an enclosed factory environment. Modules are built in the factory, transported to the job site by truck, put in place by crane and secured to a permanent foundation as one structure.
Why build with modular construction?
In an effort to meet the growing demand for affordable housing units, Empire identified modular construction as an effective way to build energy efficient, quality apartments within a reduced time frame.
Modular apartments are built indoors by skilled craftsmen without the damaging effects or delays of weather and with an average material waste of only 4%.
Construction time can be cut by 30 to 40%, which reduces the amount of construction loan interest and generates rental income more quickly.
Empire partnerships
Empire partners with modular housing manufacturers, designers and builders to give developers the option to purchase a complete modular housing package. Empire’s “one-stop shop” includes building design, site work, manufacture and assembly of modular units, quality finishing and landscape work.

Modules constructed in climate controlled facility
Modules are built in enclosed factories. Building materials are not exposed to the elements, which reduces the risk of mold during the construction process and ensures assembly of materials under prime conditions.
Shorter construction time frame
On the average, modular construction reduces project completion time by one third. The site is prepared while modules are constructed in the factory, cutting down on overall project time. Also, modular manufacturers have skilled teams of full-time laborers that work on schedule, eliminating late or “no show” subcontractors that can be a problem at traditional job sites.
Better quality construction
Modules must be trucked to the construction site and are built to withstand both transportation and placement by crane. In addition to nails, modular construction secures structural wood using glue, screws and straps. This means the modules are built to be substantially stronger than site-built homes.
Higher energy efficiency
Several characteristics of the modular construction process create energy efficiency. Most modules are built using 2x6 framing which allows more insulation to be installed and better protects interiors from outside temperature changes. Modules are also well sealed to reduce air infiltration, which is the largest cause of heat loss.
Overall cost savings
Materials are used more efficiently in modular construction. Also, manufacturers buy materials in much larger quantities at a lower cost. Because of the lack of rain delays during the manufacture of modular units, construction can be finished more quickly. This reduces interest on construction financing.
